Garage Door Issues

We’ve noticed ongoing problems with the garage doors remaining open when they should be closing automatically. After troubleshooting, we found that some workers are placing objects in front of the safety sensors to keep the doors open for easier access while they work. Unfortunately, this sometimes causes the sensors to become misaligned, leaving the doors stuck open until service can come to fix them.
We are currently reviewing alternative solutions that would allow service personnel to safely keep the doors open when needed, without interfering with the sensors or leaving the garage unsecured.
A new system has been installed to help maintain the doors open for construction, temporary work, without interfering with the sensors. There's now a metal tower shielding the whole electronics. This should help in getting the sensors misaligned, which then caused the doors to stay open until service was called.
We also installed a flap that can be easily turned to cover the sensors so that the door remains open temporarily.
Met with technician from Portes Bourassa for about 40 minutes today. Explained the issues we're having. We have three different options and we can implement as many as we want since they all complement each other.
Install a shield around the magic eyes (sensors) so that there's less probability of them getting knocked
Install a master key that bypasses the whole thing (this would allow for Service to keep door open while in service mode)
Connect door to myQ service so that we get alerts when door remains open, and also automatically force the doors to close at specified time, say, 23hs
We're getting a quote for all three options and then will decide what to implement and when.
We've also asked the builder to activate the fobs in the garage doors going to the elevators and on the doors going from the garage to the stairs..
"Talk to the Board"

We will be hosting a series of talks with some of the Board members to discuss rules and present current items being worked on.
Refer to post in "Latest Updates" for the information session where the Board will be doing a presentation and available to questions from all residents. Event is scheduled for October 22 at 19hs.
We're looking at doing a hybrid mode information session. This information session would occur at a given site, and it will also be available via an online platform (Zoom, Teams or something like that). We're currently working on the logistics to get this done. We hope that by the end of October it'd be possible to get this done.
The target date to start having these talks is September 15. We're preparing a few things. We'll keep you posted.
Concierge service
Creation date: August 5, 2025
It is evident that the services currently provided by Nicoval under the existing contract do not fully meet the needs of the building. We are actively researching more comprehensive options to better support residents. One possibility under consideration is a concierge service with extended hours and an emergency contact. So far, we have obtained two quotes and are in the process of securing a third to ensure we can make an informed decision. You're invited to contact the Board with your own suggestions for a concierge.
Annick/Stephane have been hired to replace Nicoval services as of December 15. They will provide both conciergerie and janitorial services for all residents.
Please refer to the email sent today to all residents about getting potential contacts to reach out and get this useful service. If you didn't receive any email please contact the Board at board@32lakeshore.org since we need to make sure we can contact you for important messages and notices.
Calendar to track important dates

We started to create a calendar for building maintenance (gym equipment, garage floor, landscaping changes next spring, outdoor pool opening/closing, HVAC, generator, garage doors, etc.)
A new Google calendar has been setup just to keep track of important maintenance dates that come from service contracts. We are keeping it up to date given communication with providers and with the contracts that we have in place.
Parking
Creation date: August 1, 2025
We continue to experience occasional parking issues when vehicles are parked in spots reserved for private use.
To help reduce these situations, we are working on a process that will better manage and minimize potential conflicts.
The Board is implementing a new system to better manage unauthorized parking within the property. All residents are required to register their vehicles by sending an email to board@32lakeshore.org that includes the make, model, and license plate number. Please review the images below for details on how the system operates. We trust that this measure will discourage unauthorized parking and ensure fair use of designated spaces.
Clarify fire alarm procedure
Creation date: August 10, 2025
On August 10, a thunderstorm likely caused a device in the mechanical room beneath the outdoor pool to emit smoke, triggering a silent alarm. We are working closely with Management and the Fire Alarm company to review and strengthen procedures so that similar emergency situations are handled more effectively in the future.
Les représentants de Maple Armor sont venus aujourd’hui pour inspecter et vérifier notre système d’alarme incendie, comme convenu et approuvé.
Cette intervention fait suite à l’incident survenu lors de la coupure/panne électrique qui avait provoqué un dégagement de fumée en raison du réchauffement de la pompe de la piscine intérieure située sous la piscine au 10ᵉ étage.
À noter que le système a été jugé conforme et en bon état de fonctionnement.

Transfer of bank account from Khoury to the Board
Creation date: August 7, 2025
Process of transferring ownership of bank account from Khoury to the Board. This entails deciding those responsible for approving payments on behalf of the Board as well as having access to financial accounts.
As of September 12, 2025 we finally have full access to the bank account in Caisse Desjardins.
Ongoing - Getting familiar with and helping enforce the Déclaration de co-propriété
We are taking time to become familiar with the declaration of co-ownership—a thorough 127-page document that every owner or tenant receives when purchasing or renting a unit. This declaration sets out all the rules and regulations that govern condominium living. It is important that these bylaws be followed and applied consistently, with fairness and respect for all residents.
Even though this item has been moved to the Closed Items, it's clear that the Board continues to work on this item, and it will continue to work on this item going on. I'm just moving this item here since it's a continuous item without end in sight.
Ongoing - Addressing a variety of emails from residents
We’ve received more than 300 emails since June 19. We take communication with residents seriously and are working through all board-related items as quickly as possible. Please note that the Board can only address matters within its responsibilities. For private issues with the builder, residents should first contact Service.

Exterminator (spider treatment)
Creation date: August 7, 2025
Service is organizing the visit of an Exterminator company to come to the building to provide fumigation/extermination services for the common areas as well as the private areas. Private areas will be the responsibility of each resident to pay for and organize their rendez-vous with the company. More info to come...
After further consideration and due to the reasons listed below the Exterminator (spider treatment) services for this year will not be carried out in common areas. If there are residents who want to do this on their own areas (balconies) they're of course free to do that.
Reasons for this decision:
We've only got a quote and we'd need more time to do a proper bid process for this contract
Most importantly, we're already at the end of August and the temperatures are already dropping, which means that nature will take its course and do the deed.
It seems that doing just one application this late in the season will not have the intended effect. After checking with another provider (pestco.ca) they recommended that 3 treatments are required: beginning of spring, mid summer, late summer. So, by doing only one treatment we'll not get what we're after.
