Emergency communication system for pool

This project started a couple of months ago and I forgot to add it here. There's a new Quebec regulation (page 3743, section 447, item #7) that requires that public pools (condo pools are considered public pools) be equipped with an emergency communication system. We started looking into this and see what we'd need to do. We found one company that can provide something like the picture below. It's not going to be easy to install it since we have no ethernet cables going to the pool. We're looking at doing it over WiFi but it'll require some other equipment. We're trying to get it installed as nicely as possible with as little wires as possible.
We're still looking at options and different providers, both for solutions and quotes.
Gather list of outstanding items in common areas

Khoury Construction asked the syndicate to provide a list of all outstanding items in common areas for them to look at the list and see what will be fixed/accommodated.
The Board communicated to all Syndicate via email and FB groups to ask for feedback. Residents (both owners and tenants) are invited to send their items to the Board's email (notice new email address used) at board@32lakeshore.org
The current list of outstanding items has been handed off to Khoury. We welcome any new items that come to our attention so, if you notice any issues in the common areas please let us know by emailing the Board at (board@32lakeshore.org). Khoury is actually working on the list of items - as you may have seen already. There is still no date for official handoff of the common areas from the builder to the syndicate.
Review maintenance contracts

We got a list of all the contracts that are currently active for different maintenance tasks. We need to review them all and see if there's a need to adjust any or possibly replace the providers.
The following contracts are being reviewed and we are scheduling a meeting for end of September to compare notes and make decisions with regards to renewals or looking for other options. Click on the line below for more details.
Study of relevant legislation for condominiums

Bill 16 (carnet d'entretien), 122 (Façades - Maintenance and inspection) and 141 (Insurance and self-insurance).
Studying budget and current expenses
Creation date: August 17, 2025
We got access to the budget and all the financial transactions for all maintenance activities. We are starting to get familiar with the system provided by HPDG and studying the budget to keep expenses on tract and know whether we have leeway to spend on new initiatives.
Studying new legislation to update pool rules
Creation date: August 13, 2025
Quebec updated the safety legislation for pools and we need to change some of our rules accordingly.
Vehicle washing stations
Creation date: July 22, 2025
We’d like to thank Khoury for providing two vehicle washing stations, one on P1 and another on P2.
The Board will oversee the installation locations and establish the rules for their use. We’ve prepared clear guidelines and signage, which will be posted near the stations shortly so that everyone can enjoy them responsibly.
