Le Conseil d’administration a mandaté DEPATIE BEAUCHEMIN CONSULTANTS INC. pour inspecter l’immeuble dans le but de procéder à la réception des parties communes. L'objectif est de relever les déficiences observables des parties communes et de la faire corriger par le constructeur dans le cadre de la garantie du bâtiment. L'exercice ne concerne que les parties communes du bâtiment et ce Questionnaire concerne principalement celles dont vous avez l'usage restreint. Les déficiences de votre partie privative ne sont pas considérées.

The Board of Directors has mandated Depatie Beauchemin Consultants Inc. to inspect the building in order to perform the acceptance of the common areas.
The objective is to identify observable deficiencies in the common elements so they can be corrected by the builder under the building warranty.
This process only concerns common areas, and this questionnaire focuses mainly on those that are for your restricted use. Deficiencies inside your private unit are not considered here.

There was a planned outage by Hydro Quebec starting at 21:00hs on Friday Nov 21 and scheduled to last until Saturday Nov 22. The Board used this opportunity to verify emergency systems and connectivity to generator services. We are happy to report that most emergency systems are connected to the generator and operating properly. Among them:
Pumps
One elevator
Heated ramp
Garage doors
Common areas lighting
Fobs in lower floors (looking at also connecting the 10th floor fobs)
We are going to be communicating with the builder on our findings to address a few minor issues identified.

La sous-traitant est passée pour réparer la pente chauffante. Il va devoir revenir plus tard pour changer un fil, mais il m'a garanti que le système fonctionne maintenant malgré ce petit problème. Il a pris le temps de tester, et ça fonctionne

Update on the ramp situation
Yesterday, we noticed the heated ramp was out of service. Michel immediately contacted the technicians and asked Stéphane to apply salt in the evening. He also called the snow removal company, which agreed to come tonight or tomorrow morning, even though their contract starts November 15.
Since the technicians weren’t available today, Stéphane salted again tonight, and Michel asked him to return early tomorrow morning before residents leave for work.
⚠️ The ramp is extremely slippery (as of 10:50 p.m.)
Avoid using it if possible.
Going up is very difficult, even with all-wheel drive.
Going down is also dangerous — open the garage door first, or better, park on Milroy instead.
We have alerted the Service team and requested urgent action.
Please use caution — we’ve taken all possible steps in the meantime.

You may have noticed that we have a squirrel in the garage. We have given it enough time to leave on its own (more than a week), but unfortunately it finds the building too cozy and won't leave on its own. We have called a company that will come with a cage, pick it up and then drop it 10Km from the building.

As some of you may have noticed, Kone (our elevator provider), has changed the ding (noise) when the elevator arrives. This has been a complaint from some residents for some time, and finally this was done today. Hope you like it better than the old one.

As published on October 14, we have engaged Depati Beauchemin Consultants to conduct the building inspection. The date is now set to November 17. During the inspection there will be representatives of the Board (Bart Di Ciero and possibly others) as well as Khoury Construction and of course the consultant. The inspection is supposed to last between 6 and 8 hours, and the report should be available 6 weeks after the inspection date.

The contract with Odysée Aquatique has been renewed for another year. We chose to remain with this provider because they originally built and installed the pool, and we want to ensure continuity in case any warranty-related issues arise. In addition, the outdoor pool still requires the installation of a missing handrail and adjustment of the water sensor. Staying with the original builder minimizes the risk of potential conflicts between a new service provider and the company responsible for the pool’s construction.

We signed a contract with Depati Beauchemin Consultants to perform the building inspection. DBC will conduct a full building inspection of the common areas. They will then provide us with a report. Depending on the findings we'll approach Khoury Construction if there's anything that needs to be addressed.
This is a big contract, they will be doing both the building inspection as well as the étude des fonds de prévoyance and the carnet d'entretien, which we'll use to better set the contingency fund for future building maintenance, as it's required by law.

We signed a contract with BB Landscaping for snow removal for the 2025–2026 season. After carefully reviewing three different companies, we decided to remain with BB Landscaping. The main reasons for this decision were:
Coordination: 36 Lakeshore also uses BB Landscaping, reducing the likelihood of conflicts or finger-pointing between different contractors sharing the parking lot.
Cost: Their pricing remains competitive.
Track record: Several residents expressed satisfaction with the service provided last year.

Bring your questions! We’ll be making a presentation of the most important items we’re working on and then open up the floor to questions.
The session will be hosted in a hybrid mode.
Those of you who are comfortable with videoconferencing software you’ll be able to join us from anywhere in the world. We’re using a Google Meet session.
Some of you may prefer to go to a neighbour’s place and join from there.
If you prefer to be on site, we’ll also have a computer available in the Common Room where you’ll be able to participate. At least one member of the Board will be present in the Common Room.
Everybody will be able to participate in the online session and you’ll be able to ask questions.

Please refer to the recent email sent to all residents from the Board regarding minutes about decisions taken by the Board. If you didn't receive any email please contact the Board at board@32lakeshore.org to make sure you're added to the distribution list.
Selon la nouvelle loi 16, article 1086.1 - Procés-verbaux, le conseil d'administration (CA) doit transmettre à tous les copropriétaires le procès-verbal d’une réunion du conseil lors de laquelle des décisions ont été prises par le conseil, dans les 30 jours de la tenue de celle-ci. C'est pour cette raison que vous allez recevoir un courriel du CA de temps en temps avec le procès-verbal des réunions où il y a eu des décisions ou de résolutions du CA.
La loi stipule aussi que les procès-verbaux doivent être rédigés en français.
Vous allez noter que le procès-verbal de la réunion 1 a été signé et envoyé en dehors de la période de 30 jours. La raison étant que le CA n'était pas au courant des conditions de rédaction particulières des procès et il a fallu alors les réécrire afin de respecter la loi 16. Merci de votre compréhension.
According to the new Law 16, article 1086.1 - Minutes, the Board must send all co-owners the minutes of any board meeting at which decisions were made, within 30 days of that meeting. This is why you will occasionally receive an email from the Board with the minutes of meetings where decisions or resolutions were adopted by the Board.
The law also stipulates that the minutes must be written in French. A translation to English will also be provided.
You will notice that the minutes of Meeting 1 were signed and sent outside the 30-day period. The reason is that the Board was not aware of the specific drafting requirements for minutes, and they had to be rewritten in order to comply with Law 16. Thank you for your understanding.

EV charging on public wall plugs in the garage is no longer permitted. These plugs are paid by all of the residents and as such are reserved for common usage, not private one. Should you need to charge your EV vehicle, please install a proper EV charger. There's a Quebec government program called Roulez Vert that provides financial assistance.

Regarding the issue with the generator a couple of days ago, it was found to be human error by one of the contractors. The contractor was contacted and the situation was resolved. The Board is working on coming up with a better strategy on how to handle these issues in a much more timely fashion.

Outdoor pool scheduled to be closed week of October 20. Enjoy the last few weeks folks.
UPDATE: September 24, 2025
The Board has decided to close the pool effective immediately.
As you know, the heater isn’t working. The repair team can’t come until October 1, and even then, parts may be required, which could delay things further. By the time the pool would be usable again, it would be nearly time to close it for the season. Given the significant maintenance costs of the outdoor pool, we want to be mindful of the budget.
We know this may be disappointing, and we appreciate your understanding as we work to balance costs while continuing to provide quality services.
